From what I read the safest way to start is get a rental property. Best bet I heard is a like a duplex or multi family unit as they are under the same guidelines as a single family unit.

Any brehs on here into this business?

@Emperor_ReinScarf I know you said you recently brought a rental property. How did it go?

:heh: breh, if you don't have the capital you cant invest. Either save up the 20-25% down payment, or start looking for investors.

Just make sure the return is good >15%.

Learn about housing laws, build up a reliable team of contractors if you aren't doing the work, bring someone experienced with homes with u to analyze properties & have a good accountant. Also collect 1st, last & security from tenants. Check potential tenants credit and references.

Real estate investing is pretty easy if you treat it as a business nothing more. Having the money to finance projects and dealing with surprises is where it gets tricky.

I thought the nikka was talking about the whole thing. I didn't know you can make a down payment.

Do it breh seriously. I plan to do it in my later years. Like, I wanna sell real estate in London, and the Caribbean like the BVI and Cayman Islands. That will be when I get in my 40's. After my kids are grown.

Commercial real estate >>>>>

  • Build investor list and find asset based lenders
  • Find commercial properties with an owner whose held it for .10-20 years
  • Send letter to express interest and multiple follow ups
  • Negotiate owner financing
  • Borrow funds for 10% from investor to give seller
  • Take over property from seller
  • Borrow against property from asset based lender
  • Payback investor for bridge loan
  • Force appreciation by raising rent or reducing operation costs
  • Hand over to property management company

Rinse and repeat...the best type are industrial/office buildings with triple net lease tenants.....apartment blocks are a b!tch for regular investors :pharrell:

Off course there's things to consider like deal analysis, negotiation skill, copywriting
and also the local job economy but a deal like this will provide you with income from day one and you can get discounts with contractors since all your jobs are under one location and best of all property mgmt handles everything.

Hell you can give up an apartment to a manager rent free so he can deal with everything on site.

London is fukked right now, people are happy with 4-6% because real estate prices have inflated so high :huhldup: But when theres another crash im gonna be ready and waiting in the cut :youngsabo:

Ever since that thread that girl made about real estate being a side hustle to get outta debt and I mentioned multi units, I see that shyt pop up everywhere around here now lol
