Atlanta is literally building upward right now. Many of their new developments are apartment buildings

Atlanta the city is not that big in land size.
True but I was just out there like three weeks ago visiting fam and celebrating my birthday. I'm always looking at homes out there when I visit. Had my rent-a-car and visited all the southern region. Douglasville, the entire airport region way past Old National Highway, etc. Liked Hapeville area but its surprising that one-third of the city is still rural, country, and in the woods even the ATL proper. Its very suburban especially in the outer perimeter with cookie cutter neighborhoods and developments with not much urban amenities and old strip malls. They just need to do a bunch of infill developments and fill in the open areas. I know its going up in price but still they have so much open land just like Texas and Arizona if they so chose to build upon it.

we're way past the point of ever having another housing crash like 08

it might cool off a little, but theres WAY too much demand for housing at this point. if you see something you like, dont wait for around for a crash; buy that shyt

bought my first condo a year ago and its up like 33 percent

It being up by 33 percent is pointless unless you sell it now.

Demand will not be greater than supply indefinitely, that's not how economics works. Things may not crash but they will eventually become sane.

The whole state. The whole country. Cali isn’t even the most expensive state.

Beauty wise, some places are beautiful a lot of places aren’t. Hell I would say most places aren’t. This place is Colorado with palm trees and a section of beaches environment wise. That’s not everybody’s cup of tea. Same types of demographics as Colorado too cause ain’t no black folks here either.

Lol foh as a GA to Cali resident. So Cal has the ugliest fukking vegetation I’ve ever seen. It gets real ugly and barren looking with those thin ass palm trees. Mountains are overrated as fukk and you’re under a never ending slide watch. North Cal is decent and more comparable to GA but not really what you think of when you think Cali.

Only people who grow up around Deserts and Mountains think they’re cool. To me it’s a pain in the ass goin up these big ass hills. And the shyt is ugly. And the houses are ugly as fukk with no yard.

Buy property when the housing market is at a all-time high? :francis:

Nah, save your money and wait for the inevitable housing crash that's coming once the FED begin raising interest rates next month. There will be hella property flooding back onto the market in 1-2 years for much cheaper prices than they are now.

This is the answer

ATL to MEM
Yeah it’s fukked down here. My boy said WFH people from other states are destroying the market because a $700k townhouse is nothing to someone on a SF salary living in Atlanta.
