Also why are people in here acting like homeowners are paying tens of thousands of dollars a year in repairs? :dahell:

It's not about paying tens of thousands every year. But I hear people crying about how they gonna pay for their new fridge or oven or whatever. If ya shyt break in ya apartment, tahts up to them to fix or replace and if they don't you can skip rent, can you skip a mortagge payment because yout fridge don't work? Ya hot water heater stopped working.
It's all in what you want to do and what you can afford.

For me I thought about buying a home, but the areas I can afford to live comfortably ain't worth shyt. For the same amount I can rent an APT in a much better area.

In cases where the landlord skimps on their obligations, you have to continue to pay rent, but you can put it in an escrow acct where the landlord can't access it until they make satisfactory repairs. After the escrow company has determined that repairs were made, they release the funds to the landlord.

You can skip rent. Just like you can skip paying cable bills on outages. Not skip but you make deductions. You can also break your lease/contract or threaten to and get a free month. Can't do that with ya mortgage company, you still owe what you owe.

Only time youre really getting tax breaks is if you dont make any money or you pay a ton in property taxes/interest.

People mention mortgage is less than rent yet have yet to talk about having to be 100% responsible for maintaining and repair of your home.

Yall can listen to these goofs if you want but like i said if you are just looking at rent vs mortgage cost you definately are not ready to buy a home. You HAVE to Examine YOUR situation and all these goofies talking about THEIR SITUATION as if it is the Standard yall are going to be set up to lose.

I enjoy being a home owner but I damn sure wont talk like its a simple task. My mortgage is less than what i have paid in rent in the past yet owning a home has been much more expensive.

A person in their 20s has to factor in unforseen cost, their career because at the end of the day you may get a better opportunity elsewhere and having to worry about selling your property or rent it out is another beast in itself.

This esp since most folks ain't no damn house flippers. They buy their house to live in for the rest of their lives or the majority of it so that's why I don't really look at it as an investment. It just sounds good to cats IMO.

It is just like baseball cards before steroids.

So, you could have a Ben McDonald upper deck orioles double negative logo go for hundreds. Which was a ploy to make money off a mistake. Or a guy like Kevin maas gets hot and the card is worth fifty dollars. Now after roids,...where is all the profit from baseball cards season to season.
Now, you need a Mickey mantle rookie to make money in baseball cards and any old card shop either moved into collectibles. Or is dead like every mom and pop in the strip mall they inhabited.

Stop falling for the pr manipulation of outdated old pr from investors.
The home buying market is going to reach a point where government or a transit authority type like the cta own all the land.
Waiting till they can re-gentrify with reverse white flight.
Yet, these companies are not making anything in large volume to disperse in wealth or in large influx to everyone else.
Plus they have fake profits built from downsizing and using revenue as a false profit.
The people who run this world are going to make this shyt into some oddball over exorbent dollar amount base.
Like rand, or some third world poverty based capital and have you hoping for a food packet for high end parts like star wars.

What has being black first have to do with anything with buying a house other than posting a retarded link? True, we as blacks are disefranchised, but that doesn't mean we can't make moves and get a foot hold in life.

Second, a house IS an investment. If you are buying a house to keep and maintain for you to live and retire in OR you plan on using it as a means for rental property - EVEN if you break even, is it still in investment? Yes! Why? Because the renters are paying the mortage for you, therefore, the renters are building equity in your home. You have a home in your name that someone else is paying for, even if you dont see a dime direclty hitting your own bank account it still growing in equity.

that's why he giving out bad advice.


I already broke down in this market about owning a house and renting it out.

Imagine if we all did that. But you gonna have to buy a shyt home and basically be a slumlord unless you know how to do repairs yourself. You not gonna see the money you think you are for a while.

See...that's why we don't all do it. Looking for the quick come up. I'm in this for the long haul. I already own, planning renovations to increase my places value, even further, before I buy another home., and repeat the process.
