This happens a lot. If I'm a flipper, and a wholesaler sends me a property he has under contract, I can go around him and try to contact the seller myself. The wholesaler can try to sue the seller for not honoring the agreement, but if there was no earnest money given to the seller from the wholesaler, the judge will throw the case out. You gotta work with investors you trust who value what you bring to the table. Real estate is a dirty game full of crooked people.
You can do this, but as a flipper having a source of deals is one of the most important things. fukk over a wholesaler like this, we'll put you on a black list and blast your name out there to every wholesaler in the state. Good luck with your flip business after that.
I also ALWAYS put earnest money down. But then again, I always get double the earnest money I have to give to the seller from the cash buyer who's EMD's are non refundable to me.

but I gotta take action soon. And yes you can buy property no money down. No money down just means you don't use YOUR money. It happens all the time.

Not finding a buyer is all about not marketing the property at the right price. Sometimes you may have to take a less assignment fee to make the price better for an investor. If you can't do that then:
"Mr. Seller during the inspection I saw that the (insert some issue here) which means the renovation costs more than we thought. It's going to cost me an addition $X. Is there any way we can negotiate a fair price reduction? If not I'm going to have to execute the inspection clause in our contract and walk away from this deal."
That's illegal but good luck.

I kinda reverse engineer already flipped/bought houses to find buyers...i just need that first deal to jump off the porch and get into the game
