The OP suggest NYC (230sq/ft - lease) vs midwest suburbs (5000 sq/ft - mortgage) for the same price. It shouldnt even be a discussion

How often are you going to the airport, eating a Michelin star restaurants and needing access to an Apple Store?

-Airport, every other week minimum.
-Michelin star, I do one a month intentionally some months it’s 3.
-apple store, it’s been about 2 years since I dropped my phone and the display turned green and being able to walk into apple 5th ave on a drink night at 3 am was clutch.

Most importantly I love New York City life and that in itself is invaluable. If you love where you live you can understand that. Living somewhere cheaper doesn’t appeal to me
