Live on an island or live in a high rise

Island is close proximity to job. Walk / biking distance to work. Don't have to deal with traffic due to this. Rarely have to drive. Great food options / bar / decent nightlife within walking distance. Great outdoor activities. Surrounded by whites. A speck of pepper amidst salt. Living situation somewhat ran down not as modern as downtown highrise living.

High rise is in the mix. Night life / bars / restaurants / women in abundance, walking distance. Modern living / newer property living. More people of color present but by not a huge margin. Possible traffic issues. More expensive. Homeless are everywhere.

What would you go with? A friend hit me with this, I was somewhat split on the decision.
