Income and crime have always been correlated and, unfortunately black people have historically not been able to acquire much wealth in this country. So most black communities have crime

Not all, just most. Your best bet is target regions that are black, then finding out where the wealthy people stay at. Because its a black region, there will be more black people in those wealthy parts even if those parts are not completely black.

The DMV area. Charlotte. Dallas. Houston. Atlanta. South Jersey and Delaware are sleepers if you want to be in the Philly area.

The issue then becomes keeping your kids away from those negative influences when they hit their high school years.

Best thing to do is to live in a neighborhood with OLD black people 65+. I aint ever hear no 70 year old say shyt like "Ima go hustle on the block with my block".

Nowhere is crime free unless you want to live far from the city in the boonies.

25 percent down can get you a nice home in a black Atlanta area suburb if it's important to you.

There's always Houston suburbs

If I want to do FHA , how would they know if Im renting it out on the low? Do they do checc ups or sumn ?

but i really just wanted to point out how nikkas on here just be runnin their mouth . If we took the Coli's advice , nikkas would be living around cacs... cuz a lot of these nikkas do

No problem. I live in Newark, DE. It’s a big college town so there’s white people but there’s a good amount of other races too. And when you go to all the spots that people like to shop at, eat at, have fun at, you’ll see tons of black people from other places in Delaware, plus people from Philly and Jersey who come over. Or the reverse with you going into Philly.
