New construction vs old contraction homes

Which do y’all prefer?


Overall I’d say new but I think a gut renovated old structure is GOAT.
Strongly agree with this opinion. Otherwise some of these old homes are nothing problems. Old electrical that need serious upgrading, leaks, creaks, old windows, poor energy efficiency etc ... Overall if you have the funds to gut one and be involved in it to know the quality of the materials, then yes. Buying an old gut reno from a contractor is a no no :ufdup:

if you have the option, i strongly recommend buying brand new. living in a house that people raised entire families in is strange to me. plus, u dont wanna be inheriting bad karma. the only way buying an old house make sense is if you intend on demolishing it completely and building something new and different on the land.

I’m gonna say new because where Im getting my house built the homes are pretty much guaranteed to appreciate in value. you can pick your yard side, floor plan finishes etc…. And you have warranties. The only down side is for some odd reason my builder doesn’t offer fences but the head dude over our build knows someone who does fences.

the house I live in now was gutted and renovated. There are plenty issues that were ignored during the renovation and I can see it.

As someone who inherited an old home, and is almost finish with a full renovation, I strongly recommend as new as you can afford.

When you renovate old structures, you think you’re doing one project, with a budget, and there all all kinds of other things that need to be fixed in order to complete the project.

Plumbing and electrical needs to be updated. I’ve spent close to $35000 over the past 5 years on this home.

more character and more long lasting materials that the property was built with.

Yeah.... I kind of agree.. Older homes, or buildings in general have better architecture and are no doubt made out of much better materials

The energy efficiency on old cribs can be a nightmare.....

better bones on the older 1s. Never buy a 90's built home.....
It depends, Because I was fortunate when I got my 1st home here in Dallas. It was built in 1995 and lucky for me my mom's boyfriend is in construction and has been in inspection so he did a run thru for me, and he said I was lucky because the homes structure was still in great shape and the wiring was perfectly fine.

I grew up in a neighborhood full of 100+ year old homes. That’s what I would prefer for a primary residence. Most have gut renovations.

A secondary or tertiary house, I don’t mind if it’s new construction.
