In my theory if the dad is who Rick Ross represents himself in rap (a kingpin drug dealer) then they have been watching the house for a long time and the calls were really the feds.
They got his dad first, we don't even know it that's really his ashes or did he get locked up

One of them set him up. Part of me doesn't feel its the girl. Because if she set him up, why would she try and "warn" him knowing the robbers were gonna come to the crib?

Also…funny shyt is…the place where the first shooting goes down is off the I-10. Bino's drug run is off the I-10. shyt comes back full circle.
Fam was the with him then. Walks into the club while bino is standing outside. Bino gets shot, but the bullet doesn't hit. Fam comes from the back of the club in a car.

I have to disagree and here's why. Like you said bad shyt happened when he was with fam but he survived. The one time Fam isn't there he gets hit and possibly

And I think the ruckus outside that led to the shooting was fam and the others coming to the crib to warn him after they found out the chick he was chillin with was a snitch. Just my thoughts!

No it was specifically that Fam couldn't do it. He couldn't trust swank, steve or aj to make the run instead.

The last thing that makes me think its Fam: When the story starts, Fam shows up in a broken down Mazda. Then they use one of Bino's cars to go pick up the rest of the crew. Bino is trying to say that Fam doesn't live near/with everyone else.
