Prices are going back up, but it's due to the same speculative behavior that resulted in the last crisis. These are the same cheaply built McMansions with the same structural anomalies and shoddy Chinese material that they were less than 10 years ago. Proceed with caution.

life out there must suck....no wonder why the houses are cheap.

I lived in Texas for a week and hated the fact that every nice spot was 30 mins or so apart...at least.

and prices are not going up everywhere. it's still based on which part of the country you live in. Atlanta and Miami housing prices for example are just now stabilizing.

Seems like all the good deals were snatched up in 2009. You're now seeing a huge selloff fueled by unsustainable interest rates. The next round of buyers better find a next round of buyers or else they're setting themselves up for a huge loss. Just like the last go around.

larger, single family homes listing for under 50K in metro Atl are almost sure to be in a bad neighborhood with terrible schools to go along with them.

it wouldn't be in an area you'd want to raise your family in, but probably would be a great investment opportunity. i have a few friends that rent these types of homes out to sections 8 tenants and it's basically guaranteed income as long as you can keep the home up to code.

you probably want to hit the 140K range and up to find nice livable areas/homes in Atlanta. which is still extremely cheap.

makes sense

The point of this thread was to highlight the economic advancement in the South. A lot of our brethrens up North are scraping by, reaching age 40 with no properties. Down south you can make your money work for you. Real estate should always be in your sights. I think about college. In college I rented a place for $500 a month for 5 years. That's not including utilities. Just off rent I :piss: away 30K. Think about that. What was stopping me from buying a place, when I had money like to throw away and make another man rich?
