My theory based on personal experience, is that the spirits that reside on this earth live outside of time (past, present & future). The clairvoyant that saw the spirit and didn't know who it was saw the presence of the brother who dies in the future but didn't know why he was there. It wasn't the friend. I could've written this better but whoever had a hand behind the story is probably telling from personal experience.
