I say priced out bc she began touching on gentrification.

That area technically isn't gentrified though, it's been an dense entertainment district since it's inception, and it's literally foot steps outside of downtown. Like you can jump off a building and land in deep ellum

Right deep ellum has been mixed for atleast 3 decades.
Old east dallas which is right next it....has become gentrified. Laura miller ran out all the old barrio neighborhoods. South dallas fairpark area is next....give it time.

If You paying anything more than 20% of your monthly income on housing, you getting ripped off. Rent prices the highest its ever been and the amenities are coming up short.
