He is selling a course. He didn’t share anything of substance to those in the know. Anyone that mentions Lithonia and Douglasville as hot spots for investing is selling you a dream. Not saying that those are bad areas, but that is not where the market is trending and hasn’t been for over a decade. I wouldn’t advise any clients to go to those areas to invest in property and expect big returns.

The Atlanta market will continue to see the biggest boost in values inside the perimeter (ITP - Brookhaven, Midtown, Buckhead as examples). Some examples of prominent areas outside the perimeter (OTP) are Smyrna and Sandy Springs. You will pay to be in any of those neighborhoods.

South Fulton is a gem.

What are your thoughts on South Fulton? Will the crime keep valuation depressed for the next five years?

Honestly, I would say that the perceived crime in the area is overblown/overstated. That is primarily due to the demographics of the area (black people).

Take the 30349 zip code in South Fulton as an example. The vast majority of that zip code covers suburban neighborhoods that range in price from $450k to $800k on the high end. Limited violent crime.

However, that zip also includes Old National Highway - this is where the majority of the crime happens but the media will typically paint the entire zip code with a broad brush.

Media doesn’t do this for other areas, again, for demographic reasons. Example, Midtown is top for car break-ins and Buckhead at the top for home invasions.

Wouldn’t necessarily say that South Fulton is the best place for fix & flip. Great for owner occupants and growing steady equity. I would say the west side is a better bet for fix & flips (30310, 30318, and to a lesser extent 30311).
