What kind of area you looking to buy in? A hot rental market, college area, Black area, etc.?

Hot rental market and college area make the most sense for steady income.
Or maybe near a hospital or stadium for AirBnB purposes

Not really familiar with JAX but see page 8 of this link:
I think the highest concentration of the middle class Black folks in the city is in the southwest west of the river and air base but not sure how that area is rental wise.
