Are the rent to owns over there similar? What % will qualify as your down payment? What’s your B-school timeline in this climate?

Lol, I’m alive and thriving, thank you for asking.

The buy-rent situation in SA is similar to hear in the US. Foreigners have to put down at least 50% down. But properties in choice markets are as low as $50K in good, upcoming neighborhoods. Definitely worth looking into. I know I want at least one property in SA.

Per MBA, I might test the waters this this fall depending on how my GMAT goes this summer but the “real” application with be next fall.

On the phone with these tech nerds to figure out why I can't transfer my domain from GoDaddy. Then how to get this feed from my listing service.

I need to get this IDX up and running soon so I can customize it and have the internet going nuts :feedme:

Their level ones are so basic, they keep telling me to do the same stuff I'm reading.

I've been researching the market heavy as I need a 3rd stream of income.

I tried to do a flip in 2018 and lost 5k. I went through a "flipping service" Investment Properties for Sale | Houses for Flipping | New Western They try to mitigate the risk for you. You wont make as much going through their contacts but you know the work will be solid. They have mixed reviews.

After that L i'm ready to jump back in. Thinking about getting to into AIRBNB when they bounce back, but the regulation differences in city to city, state to state is risky to me. Been watching tons of videos online. They got folks taking over airbnbs now.

When you say you lost, did you rehab the property? What was the difference between holding it until you could get higher? Inability to float the mortgage?

I lost 5k on the entire investment. Which isn't bad from what I've been told.

I didnt want to hold it, just quick flip.

Did you renovate or perform any upgrades? How long had you had it from purchase to sale?

Damn, so you lost like $715/mo? That sucks. That's why I want Real Estate to be part of my ultimate portfolio (hopefully), but I don't want to flip or be a landlord. I've been researching owner financing, which is like being a landlord, but you don't own it, just collect mortgage. Also want to focus on condos on homes you can turn into a duplex/coop. Smaller spaces mean less expensive updates and a co-op situation means double the payments. I still have a lot to learn about it and I'm still broke, but in my head it sounds good.

have you explored real estate wholesaling where You get to find a real estate property for sale at a lower price than it is actually worth, put it under a contract, and then sell it to another real estate investor or homeowner. You can go on youtube and listen to podcasts . im currently listening to several brothers doing it but I haven't dove into yet but i give myself a moment listen maybe ill join a group or course. technically ,you can do it on your own especially you know the real estate world. just my 2cents
