I agree on the first part.

Not so much on the 2nd. You don't got to live next to Cletus and Jim Bob in some bumfukk redneck town to have a reasonable living situation.

There's plenty of smaller towns and cities out here that are perfectly fine and safe. It's just that you're not going to get the Atlanta or the Miami lifestyle. It's more slower paced.

The demographics alone makes those rural areas a hellhole for sensible black people. They will be under the mercy of some KKK reject and a target of a hate crime.

Bro, I'm literally from alabama (A small town) never personally encountered any of that from birth all the way until I was a full adult.

My grandma has told me some stories here and there about things when she was young though (born in the 40s).

For the most part it's pretty chill out here. I've never seen any cacs on the back of a pickup truck driving around tormenting blacks.

nikka that's what we're trying to tell you!!!
LAND is a RESOURCE! OWN LAND!
Completely different asset class than the market.
But one you absolutely want to own.
Yes own stocks! Do that!
But get your hands on some land or get left behind.

Jesus F. Christ!

Another economics tidbit:

Land, Labor, Capital and Entrepreneurship are the 4 factors of production. Guess what's at the bottom of the list? Land. Is it no wonder that hotepconomists harp on the most rudimentary factor on the list?

Down payment isn’t even all that bad. 3 to 5% is all that is needed. 300K house = 9K to 15K down.

That’s not a lot. nikkas probably spend that fast food a year :mjlol:

who do you know that spends...15k on fast food a year :dahell: in a country that half the pop has less than 1k to they savings 10k isn't a lot? And no I'm not broke butI feel the coli be existing in another reality.

nikkas showing themselves in this thread as utter morons. 15k on fast food, another idiot apparently buys tens of thousands worth of weed per year. If you agreeing with them you probably need to reconsider :francis:

I promise you, this conversation is not that important to me. I will not be posting any personal info on here, deal with it

But you can win this argument by posting your house and 6 series in front of it with a note, "@adexkola is a broke ass nikka", and you win this hands down

I'll admit, this video doesn't talk about the likely rent increase if the renter moves a couple of times. I still think it does a good job showing it's not all black or white.

It isn't black or white for sure.

But check this out: a key advantage of renting is the flexibility it provides you with regards to location and cost. You can get more space or less space as your family grows and then moves out. You can move locations to save money. A renter moving doesn't necessarily imply a rent increase per say. But that said, I think it's fair for these analyses to assume an annual rent increment of 3-5%, to be fair.

Like I said previously I literally work in mortgage and can factually say it is not as easy as folks in here are making it seem to get a house. I have a pretty good income for a single dude and mid 5 figures on hand and I know that if I went to my employer I would have to provide documents from my grade school damn near to get approved :mjlol:

and even beyond that I can see just how much people spend on property taxes, etc and its not as cheap as folks are saying in here but that is indeed relative to location. add on HOA fees, random bullshyt you have to take care of, and houses around you also appraising its not as much equity as you would assume unless it is your secondary home or you are planning on downsizing.

Overall there is no right or wrong way to live here but the Coli homeowner brigade does have a slight air of superiority for some strange reason. Like you bought a house when it was a good time to do so. grats?

New York asking for $4,000 LMAO.

There are lots of people in new york that don't make that much money.. so do they own their property or what?

I just figured it out breh... :snoop:.

I was definitely labeling you as a "broke nikka" but then I noticed you're repping Brooklyn.

Several times in this thread you (and others) have mentioned that your opinion is "depending on location" and I didn't take that into account.

So I apologize.

Of course if you're in Brooklyn, renting is the better option. Buying would be having to put down $200k on a 739 sq ft shack with 80 year old plumbing and undiscovered asbestos.

It's very different in different parts of the country, and I apologize for not taking your location into account.

With that said, to answer the earlier question of "what should you do"....

Buy some cheap real-estate on the west coast.

What is the median income? These numbers don't mean much if we can't see what people are making.

Roommates :francis:

If you haven't know someone for 5-10 years prior and vetted them roomates are terrible. I've heard so many horror stories :francis:

unfortunately that really be the best way to stack chips since you should be saving 50% or more on rent than living solo.
