I've seen some of the old black grade schools in Madison county Florida and it's literally a one room shack that housed 5 different grades. There was a reason literacy tests were an effective way to block people from voting.

My mom is only 67 years old but even she spent some summers share cropping as a 10 year old.

How are you quantifying the more educated part? Less than 10% of all Americans had a bachelor's degree or higher in 1960 while it's about 30% for black Americans alone right now.

And as for home ownership, yeah it has gone down but it's still higher than it was pre segregation

To paraphrase brother Malcolm, segregation means you're separate but white folks still govern and control you. Separation/nationalism is when you separate by choice and control your own community.
