To be fair though, don't movies generally have their most buzz in the first few weeks? For those blockbusters that are still drawing large crowds to theaters after 3 weeks, Universal has the option to keep it a theater exclusive for longer.

Covid gave Universal the upper hand, but it would still probably be a bad idea to release all their movies to streaming on Day 1.

Movies theaters just need to enhance the experience to make in incomparable to home theaters. Rumble seats, wind,water and heat effects would be dope.
Imagine an explosion happens on screen and feel the warmth hit your face. Something splashes, you feel a light trickle etc. They already do things like this at disney and universal theme parks.
If it's just sound and picture quality i can get that at home. matter fact lately the only two reasons i go to theaters is 1) because it comes out there first. and 2) sometimes i know a movie will be better with the crowd interaction. Comedies are so much funnier with everybody around you laughing for example.

Honestly I just love getting out of the house, plus I don't feel like investing in a home theater

That already exists in movie theaters too, breh. It's called 4DX.

4DX is a 4D film format developed by CJ 4DPlex, a subsidiary of South Korean cinema chain CJ CGV. It allows films to be augmented with various practical effects, including motion seats, wind, strobe lights, simulated snow, and scents. First introduced commercially in 2009, it presents films in both 3D and traditional 2D formats.

Anyway, it's clear Universal is doing this mostly for non-blockbusters and theatrical flops. A franchise like F&F could run 3 months in theaters easily, but if they release some overbudgeted trash like 47 Ronin or Dracula Reborn they might get more money's worth if they have the option to take it out of theaters ASAP and release it on digital.

It's flexibility on their side, but yeah, it's not a good look for cinemas at all.
