If the tenant has the money she should try suing in court. Garnish her bank account and wages. She seems like a good woman being taken advantage of.

I still maintain that you should be in a situation where you can ride out a useless tenant and still keep a house. If not you are overleveraged.

Some tenants will fall on bad times. Some tenants are evil. As a landlord, your business should factor in those possibilities. If you take on excessive risk and end up in the red...

You can apply that logic to other situations though as a lot of people over leveraged themselves with things they can't afford to keep if something goes wrong. That's why I won't knock a landlord for it.
