at minimum, with flowing traffic, it’ll take you 45-50 minutes to get from SMU to TCU but there’s a ton of real estate in between for traffic jams (75, 183, or I30….it doesn’t matter)

I like it for the real estate and amenities. Other than that, it can’t be GOAT anything without a equitable mass transit system
