But honestly the truth is probably somewhere in the middle.

Probably. Them rich homeowners be too pressed about they properties. Way more development could’ve happened imo but I think that’s the barrier. No reason why National Harbor isn’t more developed. That could be its own lit ass district on some downtown Silver Spring shyt.

It's still oxon hill, oxon hill residents and the surrounding residents would destroy it before it ever reached it's full potential.

So? Downtown Silver Spring was a fukkin rathole back in the late 80s and 90s. They developed it, there’s more fukkery than ever before, but at least it’s developed and lit and they don’t even got a whole ass casino just the Fillmore.

Granted, Silver Spring had a start in its urbanization process but it still managed to reinvent itself and become a fly spot for young professionals and young families after being so stuffy because of the homeowners.

But just to add, to me, Maryland as a whole has a lot of potential. A Euro-Japanese style high speed train connecting the different regions of the state would make it next level and would clamp down on gentrification on some places while bringing needed community growth to other places like Cumberland.
