So? Downtown Silver Spring was a fukkin rathole back in the late 80s and 90s. They developed it, there’s more fukkery than ever before, but at least it’s developed and lit and they don’t even got a whole ass casino just the Fillmore.

Granted, Silver Spring had a start in its urbanization process but it still managed to reinvent itself and become a fly spot for young professionals and young families after being so stuffy because of the homeowners.
did they complete the work in Silver Spring this time last year the streets were torn up.

Part of the roads reopened.

All the purple line work is done in PG. just moco (mostly Bethesda) left.

Edit: Double post

But just to add, to me, Maryland as a whole has a lot of potential. A Euro-Japanese style high speed train connecting the different regions of the state would make it next level and would clamp down on gentrification on some places while bringing needed community growth to other places like Cumberland.

Maryland needs transit to Annapolis and from Montgomery county to Baltimore IMO

You should be able to go to the main areas of the state (Baltimore Moco PG and Annapolis) without a car

makes sense Annapolis and Anne Arundel County would blow up if they connected the wack ass Baltimore Subway to the Marc to the DC subway and added in Annapolis but can´t see those Nimby´s in Annapolis going for it. Maybe you could Link Baltimore through Anne Arundel to DC sure they have the MARC train but maybe they could make it more subway like.

And I agree with all of that....I just unfortunately think that certain parts of lower PG(oxon hill, temple hills, forestville, suitland, capitol heights, ect) are cooked. This is coming from someone who's lived in those general areas for the better part of 15 years

Someone literally got killed inside of MGM last month...I never hear or see many good things about oxon hill besides the harbor...ever
And people get shot and killed trying to climb over the White House fense more often than people get killed in the MGM breh. Is the area near the WH "bad"? No.

Again that area has been developed for a quite some time and it's fine.

Wait are you comparing NW dc to oxon freaking hill?!. I guess we will have to agree to disagree as far as oxon hill and the surrounding towns being "fine"🤷🏿‍♂️🤷🏿‍♂️

No I am giving an example of how a death doesn't equal a bad area.

We'll agree to disagree. It's all still standing and is well kept. I guess those "savages" in Oxen Hill haven't gotten to it yet.

You see it, Maryland is small enough to truly benefit from a high speed rail system. Under a less retarded administration it could even be sold as a benefit to the federal govt in terms of providing more housing opportunities for employees that can’t live in the city.

If you could get to all points of the state in 30 mins or less then you’d have a state with huge economic opportunities. I always pictured developing each corner of Maryland different to reflect the area and give those places their own identities.

And I agree with all of that....I just unfortunately think that certain parts of lower PG(oxon hill, temple hills, forestville, suitland, capitol heights, ect) are cooked. This is coming from someone who's lived in those general areas for the better part of 15 years

I think part of it is also what’s attracted over there. I’d create an arts district out of the bit of land that’s left and try to create an insular community around the more showy stuff. Could provide an extra wrinkle to the Harbor, I thought about clubs in the past but that scene is slowly dying but third space type shyt aside from the typical dine in experience would also be good.

To me the issue with the Harbor is that it’s too artificial and since it’s so close to homes just on the other side of the fence you can’t do much to spice it up. It’s a lot of dead space in that office park across from Tangier. More could be done with it imo.
