Why not make the individual exemption $400k for a single person & $800k for married couples. By the time you pay off your home , pay years of property taxes & mortgage interest it may even out . Exempt everyone over 65 from paying property taxes .

Housing market in America makes no sense.
Obviously people want to live near/in major metros.....but we only got 330M-ish people in a country slightly larger than China...who has 4 or 5x as many people.
It's artificially inflated for various reasons but really shouldn't be when you think about it.
We aren't constrained by land and we have an excess of high dollar homes and mansions. Them shyts sit unsold for ages. It would be like if Rolls Royce made 500 million cars every year but Toyota only made 50,000. Shyt is backwards.
