My City
Yeah I don't know what the hell she was saying as far as real estate...rent has gone up significantly

And gentrification got Condos and townhouses popping up everywhere

Which is why I moved WAY OUTSIDE the Atlanta metro area...

And now I only pay 850 a month for mortgage on a three bedroom two car garage home in the country
:blessed:

No Forsyth county tho :whoa:
What part of Atlanta?

Atlanta Population to Change in Surprising Ways by 2040

atl-people-festival.jpg

The Atlanta Regional Commission (ARC) recently released county-level population forecaststhat provide a fascinating glimpse of metro Atlanta’s future.

So, what will our region look like in 2040?

One thing seems clear: we will have a lot more people. ARC expects the region to add 2.5 million people, bringing the total population to 8 million.

Drilling down to the county level, the forecasts offer rich details about where these new residents will live and work and how the region’s demographics will change.

Here are some of the most interesting facts found in the forecasts:

Gwinnett County to be region’s most populous

Gwinnett County will take the region’s population crown from Fulton County. By 2040, ARC forecasts that Gwinnett will add nearly 500,000 people and have a population of 1.35 million, just above Fulton’s 1.26 million.

Gwinnett’s growth has been remarkable over the past four decades. In 1970, the county had just 74,000 people.

Outer suburbs will grow the fastest

While the region’s core counties of Gwinnett, Fulton, Cobb and DeKalb will add the most people, metro Atlanta’s outlying counties will grow at the fastest rates.

Forsyth County will be at the epicenter of the population boom. ARC forecasts that county’s population will more than double, reaching 430,000. Meanwhile, Barrow, Paulding, Coweta and Cherokee counties will each grow by at least 60 percent.

Diversity on display

The 20-county Atlanta region will become much more diverse, driven by a huge increase in the Hispanic population. The number of Hispanics in the region will grow from 694,000 in 2015 to 1.75 million in 2040, a 153 percent increase, according to ARC forecasts.

The Hispanic population is expected to surge in the region’s core counties. By 2040, Gwinnett County will be 37 percent Hispanic, while more than 20 percent of the population in DeKalb, Clayton and Cobb counties will be Hispanic.

It’s all about the jobs
Metro Atlanta’s growth over the next 25 years is being driven in large part by the economy. ARC forecasts the Atlanta region will add 1.5 million jobs by 2040, with most located in the urban core. Nearly a quarter of all the new jobs will be in Fulton County, which will remain the region’s top employment center.

The top employment sector in 2040 will be health care, followed by retail, education, professional and scientific.

Mapping America’s Futures

Everything u just posted reinforced my point that without the heart the extremities can't survive.

I get ur on this collaborative urban core centers help all and atlanta is in the position to help blacks bc even if we move to the outer part we'll be ok.

All I'll say to secure your happy go harder mindset is 100%.

A fukking hundred percent of the time with blacks living in America says ur wrong. Historically and present day. :francis:

If u can show me I'm wrong I'll listen but I'll reference story by black or (insert race) person who disagrees and then facts validates that opinion.

Ur fukking wrong get ur shyt together and fukking help unless ur not a fukking agent

Cities def have a capacity fam

Sprawl can only go so far, u cant have nikkas commuting 2 hours each way and think shyt is all gravy. Plus infrastructure has a certain capacity, too many people overloads the shyt.

Hate to say this, but all cities are growing too fast due to people wanting "excitement" of the city life and globalization of all American cities. Add people believing in infinite growth (which doesnt exist) and you see the problems with these extreme commutes to,work.

Not true ...Urbanization is NOT a constant for every city

look at DETROIT :manny:

It's based on prosperity and in light of all its flaws...atlanta is still relatively prosperous

Especially in the Corporate world..unfortunately the working blue collar class ain't seeing it

detroit was a factory boom town. When factories are gone, it died. Simple.

ATL is a cultural, creative industry town. They don't rely on factories at all. It will keep growing like hollywood.

I would never move there because there are too many fags, but i do not doubt it will continue to grow.

Never let your FEARS stop you from exploring and empowering yourself

When I was young I use to hear and see more FAGS roaming around lower Manhattan in the The Village area..

But I didn't let that stop me from pursuing the opportunities I needed at that time..... :manny:

You gotta remember these folks are coming from places like NYC, Cali and DC where rents start a $2500+ per month for a "good" spot. They see $1500 per month rent as a steal compared to other cities. This same logic goes for buying houses down there. In the DC area for an example, a 2500sqft 4br 3ba home in a "good" area starts at $650k and up while down in the south that same home will go for around $350k in a gated community.

1500 in NYC is not a "steal" breh. Get the fukk out of here with that shyt. That is still expensive for a one bedroom. And that is the average in NY. What people consider a steal in NY is something like $1000
