My theory (from the same things that happen in certain parts of Houston):

Gentrification kills the personality and characters in the area. I mean, development and investment in infrastructure is great for an area but not at the expense of people that have given a neighborhood charm and character. It seems like NYC is invaded by people with lots of money but don't necessarily bring a lot of character to the NYC. A lot of upper-middle class ppl tend to like the same things and follow behavior/marketing patterns to a T. Same thing in Houston, parts of the H are super gentrified and the people that live that don't really bring much in personality because they aren't from there and what represents that neighborhood and Houston. Frankly it is sad that cities do not engage in revitalization to help out the residents and not price them out to bring in a higher tax bracket.

idk, the nyc hate always seems like hurt. nyc aint thinking about west coast, down south or whatever - no disrespect, but it just don't come up in convo. but it always seems like other regions gotta downplay nyc for some reason. when it come down to it, rap or whatever 50 is doing at the time is just one small aspect of what makes nyc great. now if we just talking about music, then fine.

Other cities don't suck that bad anymore. Houston, Miami, Atl., Austin, Portland and etc. all have pretty organic culture growing, especially Houston and Atl.

NYC is better than 99 % of other places but The Internet ruined the mystique.
The STATE of New York needs to do something to bring back businesses to NY

Most professionals I know are leaving New York because professional jobs that can be relocated for cheaper cost of living and wages are leaving the state in droves. Thus why now you see a lot of commercials about NY State giving businesses tax breaks to move back to NY.

I was up there early in the week on a business trip and stayed in HicksVille. This cat at the bar at my hotel was telling me that there istnt a whole lot of rooms for growth there anymore and all the unions and regulations have made it very unattractive for businesses there. It's still a good place to DO business because of the large population and it's the ultimate marketplace. But overall if you can make your product elsewhere and just sell it in NY you're better off.

What is the incentive to offer tax breaks on a wide scale when so many people are moving and living in NYC? I'm not from NYC but the city's population keeps growing and growing. IF people leave, others will replace them. Hence maintaining a nice flow of revenue.

You need jobs for these people. If you have a huge population and dont have the jobs to support them they all either fall into poverty or move. Especially the educated ones. The typical mofo in NY with a Bachelors degree is either sitting at home doing nothing or working some dead-end job which is out of his field of study because a lot of these jobs have relocated to other places where they can make more money by paying employees less due to the lower cost of living.

My friend always told me he lives more comfortably here in Atlanta making $87K than he did when he lived in NY making $104K as an engineer.
His company left NY and he left with them. Thing is the service they (the company) sell is still in the NY area but the company just up and left. So technically they are taking money from NY customers but not providing jobs to that same community where they make their money. Sure they have local technicians in NY area to do the grunt work but all their systems and network engineers are living elsewhere, not paying NYC taxes

Now you understand why TX Governor had ad airing in NY to bring (even) more businesses to TX and NY had to counter that by airing their own ads to bring businesses back to NY
