Location. Price. Inspection.

We wanted a house and wanted it under 200K. It was my first house. Market was catching fire. Probably saw 20 homes. We have a park right across the street.

We negotiated. I got the comps and asked the realtor what she think we can get. It appraised for 185K. We offered 180K contingent on appraisal and seller pay all closing costs. They took it and we closed within a month.

It was our first home. Got the “best” inspector and held the seller accountable to fix everything or give us some money back. After all the fixes, inspector came again to verify. Never take the sellers word. They ended up needing to buy a new dishwasher after “fixing it”.

I was present. Got to see the breaker box and what it did. How to cut off my water to the house from the house and city. Learned how to maintain my A/C. Found out about old plumbing code etc.

If it’s your first, it’s should be a must.

My house is from the late 1800s and I recently bought a doorway chin-up bar. It doesn't fit in any doorway in my house as the door jambs are 1.5x as deep as a modern doorway. Old houses are crazy.

I now wish I hadnt brought a house with a million trees around it, I've had to pay a nice bit of change to have the bigger ones closest to it cut down, cause I don't wanna be chilling during hurricane season and a tree randomly falls on me. Make sure you get it Inspected, that's also where I fukked up, cause I was just ready to get a home. I can't wait to sell this mofukka :snoop:

Ask yourself, what are the ways I can get screwed? The answer to that , for old houses, are endless.

Save your money. Buy a new construction.

Also, if you’re not a home body. Don’t buy a house. An apartment is what’s good for you. Folks be spending fortunes on homes but never stay in it.
"Renting is throwing/giving your money away" is a very mistaken concept. It serves a purpose for many.

Did the previous owners replace any of the large appliances?
How old is the roof?
How old is the house and the plumbing?

I would hire two different inspectors if bought a new.

Told my realtor to look for ranch houses only, 3bed/2bath, listed specific cities, no pool, 2 car garage.

Then I would ask about things like when was the roof last replaced, how old is the AC, how cracked is the foundation, are there termite problems, etc.
