I bought a condo, I did not look into the HOA terms in great detail before purchasing my condo. The contract was not bad, but I was planning on renting my unit as soon as I moved in and but I had to wait 2 years before renting out my unit.

When buying a property where the home is associated with an HOA make sure to read the HOA contracts and etc., before signing.

Made sure that we had significant savings so that we’d be able to continue to pay for the house even if both of us were to lose our jobs.

Made a modest list of must-haves.

Set a limit on how much we were looking to spend.

Got loan pre-approved.

bought my home/starter home 10 years ago and i looked for instant equity and also looked at patterns of gentrification as well as the city's future plans for my neighborhood such as parks and development.

If it's not your forever home you don't want an area that's already "popped" (already well developed and thriving) look for emerging and up and coming and something you can put sweat equity in

this is a good point and ill offer a counter that I just thought of. If you are planning on being in a home for a good minute, try to find out where old people live. We ended up buying in a great part of town in an older development, people are dying/downsizing and property values are booming. it should be no prob for us to knock off the PMI at the start of the year and lock in that equity.

Young money is moving in the neighborhood now, fixing up the properties and ensuring that the values of the properties will stay consistent over time.
