Because they don't want to be robbed and killed. Sir, please don't act like people won't become a lick if they have money and live in the hood around broke hood nikkas who don't have anything. Especially if they have money and they're law-abiding citizens. Nobody wants to be a victim.
So ur telling me a Chinese investor or Sebastian from the Midwest who wants to live in the city has more balls than u? Cuz thats what happening in alot of cities.

1). You can right off property taxes, and property taxes are a lot lower in the sub then major cities, thus is common sense, since in major cities the average house is worth a lot more= higher property taxes...........your wrong

2). I've owned 2 houses with HOA, all HOA does is keep all houses uniform, stop people from leaving trash, and stuff they don't won't in front of their house. Everyone has to follow the rules.

I'm thinking you don't own a house. That entire thing was logically incorrect. that's cool though.

I live in a home now with HOA and all they've done is pester me with letters about driving with music too loud in the community, making it so that I need to show ID to get into my own home (When no whie people do.). The fact of the matter is, these associations come from racial covenants of old (When informal groups used to agree to now allow Black people into their communities in the 50's and 60's).

10 years is a stretch, more like 20.

Hell, Jersey City isn't completely finished gentrifying yet(though it's getting there). Only after then, will they move futher inland into Newark once the rest of New York and the bordering towns in Jersey are gentrified.

You live in a gated community, almost all gated community will make you show ID, depends on what was agreed to in the contract.

I've owned 2 homes with HOA, my current house has HOA, never had the problems you talk you about.

A house in SF 2,000 sq ft. 3 bedroom built in 1960 will sell for 1 million at least if in a okay neighbor hood..

That house will have more property taxes then a house in the subs 3 bedroom 2,600 square ft. Built in 2016 and is probably worth 300-400k.

No its not the only argument because unlike you suggested, the suburbs are not always more expensive than the city and personal preference of city life vs suburbia is a significant reason to choose either. Money is behind all 3 as a reason to stay in the city because youll most likely get much more for your money in the suburbs than you do in the city. And the chances of you paying HOA fees for your home is significantly higher in the city unless you own the entire building or have the rare "single family home" in the city.

lower middle class black suburbs (extra high density developments, super small lot sizes, five feet distance from your neighbor, budget construction & materials with quick builds and zero character) have been growing for the past several years. those are the "new hood" as gentrification continues to push folks out. :usure:

the burbs are black folks new home in most sizeable cities and it's not all voluntary.

I think a part of it is socialization. If you are upwardly mobile and want your kids to maintain an upwardly mobile lifestyle, most of that is the result of socialization. You have to socialize your kids in that type of environment which is hard to do in the hood. I don't think for most black professionals that make the decision to move to the burbs it's because they want to be around white people. It just so happens that most upper middle-class people in this country are white so it turns out that way. The decision is made because they want their kids to have the best education they can afford and have access to an upwardly mobile network, that may translate to a potential mate or business contacts in the future.

However, I will say, the really top notch black folks can still stay in the city and maintain that type of elite socialization for their kids. This takes real money though and may not be feasible for most middle-class blacks because higher income blacks can afford the premium of living in the city.
