Nah, Webster isn't guaranteed, its partially guaranteed

He has a provision in his contract that guarantees the final year of his deal if he manages to play in 102 games over the next two years. Anything short of that and Washington is off the hook for just a piece of that final year.

If you're LeBron James you can take that risk because you're going to get the max regardless of the situation... LeBron could tear his ACL the summer before getting signed and he'd still get a max deal from someone.

But if you're Bradley Beal or somebody, you might not want to take the risk of waiting two more years. For one, he might be exposed as simply not being a max player. Or he could get injured. If I'm Bradley Beal, or Klay Thompson, or someone like that I'm taking the max money now.

Beal can't get $120 million, he only has 3 years of service after this year

He'll get a contract similar to Klay Thompson.

like @FAH1223 said, Webster's last year is dependent on his health. If he cant play the required number of games, then it becomes a team option.
