do you know there are people making 24-30k a year that actually have to pay rent out of that income? and she's going to be one those people now. if her property taxes was $2k a year, that's $167 a month.

I bought my first house on an 18K salary fresh out of the Navy in '97. To show you how dumb I was, I didn't even take advantage of the VA loan. I put down a little under 8K on a 33K property. Hell, I think the interest rates back then were almost double what they are now. My mortgage was around $300/month. About six months later, buzzed to hell after a long day at work, I told myself, "Hey! If you get a part-time job or a find a hustle, you can pay this shyt off early." I started taking pictures in clubs on the weekend with one of these

for $5 a pic. A fukking Polaroid.

When I upgraded to one of those Sony Cyber-shots cameras and two HP Photoshop printers, it was over. You couldn't tell me shyt. I charged cats $20 for a 8x11 and they were buying them by the truckloads. A good Friday and Saturday night at the club paid my mortgage and then some. I had three or four opportunities a month to repeat that. I paid that SOB off before the Y2K bug scare and I'm still renting that house out today to Section 8.

If I had the money I wouldn't be kicking people out, but I'd buy cheap azz property, fix the homes up and rent them out to other people.

Big money in real estate. I might start doing it in a couple years of stacking paper.

Most Bro's do not have the collateral to invest in those old homes or the business savvy to pull it off
really doesn't require much besides for doing your research on it and networking with people who are already in the business. DJ Envy and Angela Yee of the breakfast club have properties they buy for cheap, fix up and rent out.

That sh is good azz passive income.
