two adjacent lots were bought at separate auctions... one i pushed the city to get to auction after i got the first one

they were bought for a total of $33,500

they were sold as a package to a builder for $55,000

you satisfied yet?

i didn't deal with zoning... the biggest work is bothering the city to get the old liens taken care of

honestly i've probably said too much at this point, you can buy my ebook

on what resource or resources were the lien's and for how long?

also,..you never answered how long the envelope of close was, either.

answer all my questions,..

or i will deem you as not operating in good faith.

you have skimmed or omitted answering my previous question before.

i view that as lack of good faith already.

so answer my question on the envelope and time of closure, for this deal and the liens.

Seems like great advice. I'm not really that website-savvy though. Where would I even start? What kind of site should I look into? Could u gimme an "explain it like I'm five" breakdown? Thanks

1. Think of what type of business you would want to make or create.

2. You could/can have an e-commerce website where you sell items. What you sell is entirely up to you, so i would suggest a lot of research before pulling the trigger. But you can never go broke with Health, Sex, and dating.

3. You could create a blog, forum, porn site, video site, mixtape downloading site, did i mention porn? The way you get paid on these types of sites is through ads and selling ad space. The more people that visit your website, the more advertisers will pay you for ads. MORE PEOPLE = MORE MONEY

4. Hybrid site. This is a business model where you do two things at once. So for example, you can create a blog about how you love Ferrari's and write about everything Ferrari related. From the cars, to the drivers of the racecars, to what the company is doing, to what new models the company is coming out with etc etc etc.

Your focus for the site would be Ferrari is what im saying, this is called your NICHE MARKET. So the way you would make money on you phantom FERRARI site is by selling advertisements or allowing advertisers to place ads on said site in exchange for money. BUT you can also sell items on your website that are related to ferraris. ferrari clothes, model cars, apparel, gadgets, and blah blah fukking blah.

The people who visit this site have the same obsession for the car as you do, so of course they wouldnt mind shelling out money for some of the items. Lets assume you get 100K visitors a month to your site, and out of that 100K, 1 percent buys a product for you.

thats 1,000 people buying a product on your ferrari website. say the average person spends just 20 bucks, thats $20,000 gross income on your site already earned for the month. keep in mind you still have a check coming from advertisers that should be pretty hefty if you pick the right network.

I have given you the keys to the kingdom. theres a lot of self proclaimed gurus making :birdman: money selling e-books about what i just told you.
now its up to you to use the info i just gave you and apply it if you choose, if not i wont lose any :snooze:

yo art barr dropping gems whats your profession breh?. but you cant knock the next mans lane I seen mf'rs invent shyt and literally get cashed out millions of dollars so it pays to keep the dream alive if your the creative type. A good idea/invention will ALWAYS find money.

But this dude john must got a paid family or some shyt talking about writing e book about buying and flipping land parcels to builders. So big ass development companies cant out bid you at the auction? They are too stupid to go to county auditor and find what you paid for it to jew you down? I aint going to lie breh you sound suspect as hell and this is coming from a nikka who has flipped more houses than I can remember back in 08 I had a small mortgage company, property management company , and construction company and was caking like a mother fukker and to keep it all the way 100 we was STILL giving people kick backs like a mother fukker to buy houses. The reason that shyt died then and is dead now was the lenders underwriting guidelines. Use to be 700 middle score could get you like 90% ltv no doc. for investment or owner occupied. Im pretty sure the most somebody could get now is still like 80% with great credit and needing to put down 20 at the closing on whatever. Honestly I would appreciate some good game are you working off of loans or you come up on a lump some of cash you just keep flipping with?
