Since I'm an owner with tenants, let me share with you. When I reviewing credit apps from tenants, a 500'ish credit score is a first red flag but its not all. When you get to the account histories and see things like Planet Fitness - Colleciton - Bal $180's or T-Mobile collection with $3-400 bal, and they move to Cricket with still an unpaid bal in collection, you gotta scratch your head. Why would you take a chance on someone who chooses to not pay these small balances to improve their credit etc. I see so many people with just a bunch of small ignorant shyt in the credit reports that can easily be cleaned up but they refused to pay them. Here's the best part, ask them for proof that they paid their rent on time where they currently live .
Q: can you show me your rent payment history? A: oh I usually pay in cash
Q: so you pay in cash and have no receipt or record that you paid rent? A: I have receipts but they got lost
Q: I would like to confirm this with your current landlord A: [no reply]
So yeah, unless there was a real reason like medical that caused her score to drop to low, shes a no no. Especially in NYC where she'll float rent free when she decides to not pay for for a good 18m or more.

so her first mistake from my POV is her mental math that makes her say "I make 72k" that's most likely a miscalculation

I think you also mentioned some debt so truthfully after all expenses if she is still in the red she really makes $0 per year

When I rented I only dealt with private landlords or owner occupants. Usually found out via word of mouth

North Jersey is rough tho. When u got kids, you gotta be picky about where u live so your kids go to a good school.

The rent is crazy right now.

There might be hotels that have rooms set up as long term rentals. They don't really run credit checks and arw cheaper than apartments in the long run, plus they have free amenities.

This is horrible advice.

Not really. She can buy a home in two years post ch. 7 discharge with a FHA Loan. The money she would be spending on credit cards...move to savings for two years for deposit on home.
