I have a family member who had a house inspected for a purchase, house has solar panels and they were hoping to take advantage of not really having an electric bill but it looks like the AC is powered by natural gas?


Method of cooling: Gas compression

6: Number of units: 1

7: Location of equipment: Split or remote system 8: Condenser location: Rear of structure

9: Electrical disconnect location: Adjacent to condensing unit
CONDENSING UNIT

10: The condensing unit appears to be properly installed and in serviceable condition.


REFRIGERANT LINES
11: The accessible refrigerant lines appear to be in good condition.

DUCT INSULATION

12: The ducts are insulated with fiberglass. The insulation appears to be properly installed and in good condition.
THERMOSTAT

13: The thermostat appears to be properly installed and both the heating and cooling functions responded to the user controls.
GENERAL COMMENT

14: The air conditioning is newer, responded to normal operating controls and with routine maintenance should be reliable for number of years.

Heat

A heating system consists of the heating equipment, operating and safety controls, venting and the means of distribution. These items are visually examined for proper function, excessive or unusual wear and general state of repair. This is a non-evasive, basic function review only. We do not dismantle, uncover or calculate efficiency of any system. Regular servicing and inspection of heating systems is encouraged.

BASIC INFORMATION

15: Furnace location: Attic

16: Energy source: Natural gas 17: Filter size: 20 x 25 x 1 inch

GAS SUPPLY

18: The gas piping includes a 90 degree shutoff valve for emergency use. The valve was not tested at the time of inspection. This age and style of valve is normally found to be operable by hand and generally trouble free.

AIR FILTERS

19: The air filter for the heating unit is a conventional, disposable filter.

What’s the question? Cost to convert to electric?

Less than $10k unless there’s something crazy going on.

So the house already has solar panels but has a natural gas system?

I would ask the neighbors who are on 100% solar and ask how their bills check out and if it's worth it for the conversion

Leaving it on Natural Gas might be cheaper

For me I prefer a mixed system with the natural gas for hot water and heat

Natural gas is way cheaper that’s why they did the system the way they have.

But if the house was built with solar panels then why would they have installed a gas powered AC? The solar panels would have payed off the AC bill.

Ya the house has solar panels but from the report it looks like it has a gas powered AC unit which didn’t make sense, why put a gas powered AC when u have solar panels.

Not a HVAC, but it’s very easy to understand that the heating portion of the AC system is fueled by natural gas, the only electricity being used while that heat is on is the blower and maybe the condenser if it has a Heatpump

Unless the house is brand new those solar panels were most likely added within the last 6 years as part of that solar panel tax credit program.

You can do a permit search on the address if you go to the county website. It’ll tell you everything that was done (legally) at the house.

I've been in the HVAC field for 10 years now and I've only ONCE seen a AC running on natural gas...This house is either SUPER old or you don't live in the US. Which one?
It’s a 2019 new build in Central Valley California.

It seems like the gas powered AC was installed when the house was built, and the solar panels came after

Natural gas can be cheaper depending on the area you live in, especially if you live in a big city

House is in a new build zone, built in 2019. Every new house in California has to have solar panels I believe.

Not a hvac head or electrician. But ive never heard of AC running off gas. But if it is running that shyt to your breaker shouldn't be hard. But idk what all else wiring an ac involves.
