Nah breh. With all due respect y'all are letting y'all perception get in the way of reality. I work in retail management and I look at the volume some of the tenants at these malls generate. So let's look at Lenox & Perimeter. For ex. both malls have a Macy's, Lenox's Macys does $100-$110 million annually, Perimeter Macy's does $50-$55 million annually. Look at some of the luxury or near luxury tenants inside Lenox:
Ralph Lauren
Neiman Marcus
Bloomingdales
Fendi
Burberry
Cartier
Bulgari
David Yurman
Louis Vuitton
Prada
Stores inside Perimeter:
Dillard's
Nordstrom
Van Mar
They both got a Michael Kors, True Religion, Lacoste, J Crew and Apple Store. Perimeter recently lost it's Bloomingdales store a couple years ago b/c of bad performance, thats how Von Mar (a department store that aims to compete with Macys/Dillard's/Belk) came in. Keep in kind that these stores are in these malls based off of many different factors but one of the most important is the buying/spending power of that community to support them. Like i said earlier, the average customer spending at Lenox FAR exceeds any other mall in Georgia and most stores in the Southeast until you start talking about the malls in Florida like Millenia in Orlando and in Miami like Aventura & Dadeland. So yea Lenox>>>>>, Perimeter vs. Northpoint would be a better comparison as far as which customer base has more money
