Atlanta house vs condo

I’ve been renting for a few years I know interest rates are high but renting has a lot of disadvantages

I was thinking for a condo it would have to be in a good location but a two bed is close to a million in Buckhead but that can get you a lot of house in the suburbs

But it’s just me and I have no pets so a house is a lot of space

Depends on what type of amenities you are looking for. Closer to Buckhead means it will hold its value, you will be closer to restaurants, events, shopping, Whole Foods etc. You will sacrifice space and size of course. Plus being close to everything will mean you close to traffic, noise, crime etc.

Moving to the suburbs means you will get way more space for your dollar, you won’t have to put up with hearing someone through your walls, you won’t have shared spaces like lobbies, hallways, pools. The traffic and crime may be better (depending on what suburb), drawbacks might be that you’re not as close to the action. It really depends on what are you move to. Suburbs in Lithonia vs Roswell is totally different

definitely about location. friend of mine used to have a loft condo (no real bedroom just an upstairs area to sleep at) right across from centennial park. cost twice as much as what i paid for 2100 square feet 10 min away in decatur proper. then he had a wife and kids and that became useless

Well the he could sell the condo and buy a house whereas if he rented he'd have no equity towards a house for him and his family.

You don’t have to worry about things like replacing the roof
Your responsibility is limited more or less to within your walls

I’m the opposite of your situation. I needed a lot of space. I also like my personal space, freedom to do what i want in my property and that if i hear any noise it’s someone in my home rather than neighbors.

I had my roof replaced in November. But my property insurance went up like 30 bucks when it renewed. It's really a catch-22 with those new roofs. I you wait too long to replace it because of wear and tear, your insurance won't cover it. It has to be weather related.
