All them shyts East of the River (EOR). However those areas of SE are nice like Hillcrest, Randle Highlands, Ft. Davis, Penn Branch, DuPont Park.

Now once you drive past the Safeway going south on Alabama Ave going towards 7D (MPD) or go north on Alabama Ave heading towards Simple City :whoa:
If it ain’t on the DC side I wouldn't go near it. That area isn't getting better any time soon.

I give DC another 5-8 years and it will be a majority White city. With the Black population being maybe 30-35%.
You got these lil bytch ni66az killing 1 year old babies and females like it ain’t nuthin :mjcry:

These monied White folks aren’t gonna go for that but for so long. They already bulldozed Barry Farm and now half of Kenilworth is knocked down, next up is Lincoln Hgts, Richardson Dwellings aka Clay Terrace and Park Morton aka 640.

These ni66az don’t know what’s about to hit’em in 5 years :francis:

Trump fukked up the new construction game with his China tariffs. Materials are almost triple the normal price.

I just bought what I hope will be my forever home a couple of months ago. But yeah depending on the lender and loan type it can be stressful. Checking paystubs and tax returns is one thing, but you feel violated giving lenders access to go through your checking and savings accounts, looking at every deposit and charge.
How far back do they look?

I'm getting ready to finally buy in March and my mom keeps telling me, "Thank God you have your VA home loan"

This supposedly makes the process a lot simpler. We'll definitely see and I'll certainly keep yall posted.

Man Doc i wish i had that...im in the process of trying to buy again

im waiting to hear what my credit union is going to pre approve me for....massachusetts real estate is something else :francis:...but i finally found a property that its in my price range im looking for and decent area that is worth a pursuit and schedule a look at

Folks will be paying for houses for 30 years. Not realizing that with innovations in tech, you would be better off waiting 30 years when you can build a house in 10 days with robots for 20K:francis:. My advice is take that money and leave america where your money will go farther and you won't be a guest in the white mans house.

home buying can be really simplified but they fragmented the process so much so that hella different people get paid off the purchase and the process of doing so. closing cost fees are ridiculous
