Just closed on my house this afternoon :blessed:

Had to shovel that shyt as soon as I closed because of all the snow today and the sellers left to Florida :shaq2:

Sellers left mad cans of paint in the basement though :stylin:

Congrats. I closed on my place last Friday. Still unpacking.

Okay, and if someone is renting... do you think they're JUST covering the landlord's mortgage, or do you think all of those things are being covered via their rent payment as well?

Why would a landlord rent a place for less than their all-in costs on a property in a market like this?


Typically - interest, insurance, and taxes are included in the mortgage payment, assuming you escrow those things. So it's really maintenance and repairs. Which are most definitely not a cost that a smart landlord is just going to eat. They'd likely be losing money on a monthly basis if that were the case.

I have rental properties and the first thing I do is calculate my monthly all-in cost and include incidentals like repairs...and THEN set a rental price that will allow me to recoup all of those costs AND make additional money on top of that.
you would be surprised. A lot of ppl don’t factor water/sewer. Those can be really high depending on municipality.

I can’t speak to anyone else, but the leases I have with my tenants require them to be responsible for water/sewer. So every month they get sent the bill and they include that amount with their rent payment.

As soon as a house hits the market out here in California there's a bidding war. 350k will turn into 500k in a couple weeks and ppl are paying it as expensive as it is out here they snatching these house up quickly. You get to where u can afford a 400k house and still get priced out. .... but if you can land one out here you will be Gucci. My house has pretty much doubled in value in just 10yrs. But we ain't going nowhere for the foreseeable future.

all you need is youtube, music, patience, weed, and love for YOUR shyt that's it.....oh and some money LOL



This was the tear down, they had a tub and shytty shower in there and look at the shytty ass paint they aint even paint it completely wtf lazy puss boy shyt, ripped all that shyt down butt naked, smoked more weed and watched more youtube



This is a nikka halfway done, I raised the window and wanted 3 shower heads in that bytch and a bench to get my dikk sucked or smoke a spliff, raised the window so I can stand in that bytch and smoke a spliff and let it air out while i vibe in that bytch LOL burn some incense n play my tunes



Completed version with a diff shower floor cause the first one fukked up and it wasn't draining quick enough

nikka home depot return policy is comical I done bought shyt did all the work and returned it, any specialty tool I wasn't gonna use again

Im doing another bathroom tonight and tomorrow lol got them grams on deck nikka

Hope everybody been doing well. Just been hella busy lately.

As for updates, buying a home is still a headache. First off, my income working at a university is a lil tricky.

I get paid bi-yearly through grants from one gig at one university and full time at another university. So when they see this big chunks of money hit my account but aren’t reflected on my taxable income, I be hittin the :yeshrug:
But we finally got through those hiccups because my HR department chairs gave me some documentation.

Next hiccup was student loans but I got that fixed and I got pre-approved for waaaaay more purchasing power.

Now I’m applying for down payment assistance (because I don’t wanna spend my own money:hhh:)
But now that financing is good and I got pre-approved for more, I CANT FIND A HOUSE I WANT!

When I didn’t have the money, I saw every damn house I wanted. Now that I got the funds, every house is UGLY!:mjlol::mjlol::mjlol:

I got so much shyt going on right now.:sadcam: Dissertation changes, purchasing a home, grant work, full-time job, love life, engagement pressure, interviewing for tenure track positions, family, bidding wars.
Two steps forward, three steps back but it’s all gonna work out in the end.

I thank you guys for the advice from these threads because it really helped me understand the ends and outs of the housing process.:wow:
