Can any recommend a cheap, GOOD, WiFi extender?

You're the one complaining about lag. That comes with WiFi. There's just too much interference and or potential interference. Also an extender is just another device your equipment has to go through. It's going to add lag not remove it because the communication has to go from the extender to the router then to the modem.

It isn't hard to cop a box of cable and run the wires yourself. You spend the $200 or so it cost to get the box of cable, the ends, the crimper. If you want it to look better you spend a little more and fish the lines and put wall plates on the walls.

This all assumes you have a basement. If you don't it's a pain in the ass to fish lines into the attic. If you have a basement or a crawl space it's pretty easy.

Just grab some power adapters and plug them in to whatever sensitive device you have. Saves space.

Get OpenWRT and make use of the great packet scheduling in codel.
