Yeah but the interest rates were much lower last year so it kinda balances out.

This is true, but it depends on what type of home buyer you are. Are you the type that intends to have a 15 or 30 year mortgage and pay if off in the the max amount of years? Or are you a home buyer type that intends to pay it off quickly?

For example my home girl (mexican chick) believes in paying her homes off in 7 years or less. So she hollaring at me talking about this the time for her to buy. She the type that puts 20% down and then pays it off in 5 to 7 years then if she no longer wants it she rents it out, gets a new home puts 20% down on the new home and takes out a loan on the previous home. Then eventually sells the first home within 5 years so she can get tax exemption cause she lived in the home for 1 year out of the 5.

But one of my homeboys likes to buy his homes at the lowest interest rate possible and put down as little as possible so he can use that cash as a down payment to continue to buy his properties. So he hollaring at me talking about these interest rates killing him.

Or maybe you are just someone who feels that they were able to save up a bunch of money due to covid / working from home and now you can eliminate PMI cause you can put 20% or more down cause the home prices are lower. Plus you don't have to fight all these investor and ect who are going to jack up the price on the home in the bidding process on a used home.

So say that 400K home in 2022 was really gonna be 450K cause investors were gonna cause a bidding war making the buyer overpay (lord I know folks who this shyt has happened to) but now that same home is 350K with no competitive bids due to the increase in interest rates so the price is a 100K reduction. Maybe for some people depending if they intend to put down a nice down payment and pay it off in less than 30 years this a come up for them.

Its just how you personally look at the home prices and interest rates.

People don't listen. They were told the market would correct itself like it has in the past.

Breh for fun in July 2022 out here in DFW, I went to this one area where they were building new homes with my wife. They were throwing together these tiny homes with 1700 square feet and many were barely half brick. They had some of these houses in the suburbs of Dallas for 375K and up to 425K.

I am showing my wife and saying man they just throwing up shyt in these houses. I am telling my wife watch all this shyt gonna drop in price in less than a year. So for fun I let the realtor (a sista show me some houses) I go inside and the hoes some cracker jack boxes that they throwing together. Just nodding my head saying to myself, yep these hoes gonna drop these prices big time cause compared to the older homes in the area these really weren't hitting on shyt and were overpriced.

Sista shows me the most expensive home which is like 425K. I look around and give her my contact info saying stay in touch, cause these houses too high. Did this cause I just wanted to prove a point to my wife.

Guess what the realtor sista hit me up in January of this year talking about "Great news the home you looked at for 425K is now 350K and we throwing in blah blah blah for free, hurry up and get with me the homes are going fast". Drove out to the area last month and they got all these new houses up that they still ain't sold yet... :mjlol:

:what: A lot of these place are much safer than your average american city. Plus you as an American expat would be staying in the upscale areas of the city. But do you breh. I found an apartment in Medellin, Colombia $700 a month. Pool, Gym, Sauna, restaurant and a crazy view.

Man got a homegirl that’s a single mother and that’s basically her reality. 2 bedroom for her and her daughter in a decent area 1900 a month, daycare between 250-400 a week, and her car note like 400 dollars. Electricity is another 200-300 based on the month and weather.

Having a kid is a anchor on your foot if you don’t have your life together.

Yeah breh the shyt actually pissed me off. Cause they basically robbing folks with them overpriced homes and not only that it was in a majority black suburb out here in DFW (Desoto).

Yeah it is if you don't have a two parent or couple household. I know a lot of folks online don't like to hear it, but having a duel income household is a cheat code.

Those housing developments were in going for $280k when I looked down there 5+ years ago. This was a suburb 30 miles south of Dallas. Same cracker jack boxes, but some were built better than others though. They did this same stunt in 2004 under Bush and the prices crashed under Obama.
