Above the fray.
That would have been a GREAT price for rent in 2001 for a 2BR that close to the park. Became an even better bargain since then.

He should have sublet the extra bedroom for some those years, and stacked money.* Sublet Life" was, and is, how many people were able to live in Manhattan.

Dont think the article mentioned what the tenant's occupation is , but he likely worked for the city government. Thats how he was able to land the apt , and how he knows the loopholes in his battle to stay.

He's a circus clown, as those provisions were put in place to protect tenants' rights, not for people to exploit.

* He could have gotten the same amount of the buyout offer, each year by subletting.
In the words of Mitch. " 10 years?, more like 10 days"

What is the average rent in NY City?

"The average rent for apartments in New York, NY, is approximately $3,267 for a studio, $4,044 for a one-bedroom, and $5,504 for a two-bedroom as of September 2025. These costs can vary significantly by neighborhood, with three-bedroom units averaging $6,991 or more per month. "

What is the average cost of a rent controlled apartment in NY City?

"The average rent for a rent-controlled apartment is not readily available, but a recent analysis of rent control tenants in New York City found the median rent to be $551 per month, though this figure is a decade old and reflects older data on the mostly elderly and low-income population living under rent control. Because rent control tenants often have long-standing tenancies in buildings from before 1947, rents are significantly lower than market rates, with examples showing rents as low as $1,300 for large apartments."

So everyone stating $45k is enough, are not considering the possibility that the amount would only last him 1 year and 2 months at 59 years of age if used entirely for rent. Forcing him to move somewhere else with lower COL will cost him money to pack up and move. He may not even have any mode of transportation, since some NYorkers do not drive.

He's living in a condemned quality apartment. He has no utilities. His apartment is not up to code. It's infested with rats and the floors are rotted. It's not going to be long until something collaspes and he gets hurt or worse.

I don't understand how NYC deems the apartment livable to be honest.
as the owner... Canty is in the wrong.

So Canty gotta give up more than $45k for this stinky looking fukk to leave when that offer was on the table four years ago?

And then Canty has had to pay fines because this dude is taking advantage of the system from every angle possible. So who’s the real bully??

I know people uptown who’ve been offered up to six figures to move out over the years. So it’s only right the upper west side would cost more to get tenants out. But this dude is a clown at this point.

The tenant most likely doesn't want to move and start over like another poster stated earlier. He knew that he had a good deal and doesn't want to accept that it's gone and the chance of finding another spot like that in NYC is slim to none. Canty is going to win this at the end but it maybe better in the short term to shell out more $$$ to get the tenant to agree to leave than keep pursuing the eviction. He can't work on the building until the tenant is gone and fines are going to still piled up because of violations because ol boy doesn't want to go.

I can’t feel sorry for someone getting $45,000 when I gotta pay rent every month :beli:
:what: context is everything, that 45k ain't going nowhere in New York breh, by the next year he'd be struggling and paying a higher rent. For what? Because a football player told you to? :childplease: dude already has a spot in Hilton Head SC, I guarantee you those cacs down there put him up to this, all they do in low country SC and buy up historically black areas and force people out, he wasn't expecting this tenant to put up a fight because those old people down south typically aren't doing that.

You can't just throw money at people and tell them to figure it out, dude is 60 and closing in on retirement :russell:

If he was 26 and lived in Virginia then yea it'd make more sense in flipping that money into a good situation.

At the end of the day, that is not Canty's problem, especially since the tenant hasn't pay rent in years. Canty do have responsibilities with keeping the property in safe and livable conditions but the tenant needs to pay rent every month or face the consequences of eviction. It's not the landlord fault if the tenant can't afford to live in the area anymore, the renter needs to go to a area when they can pay rent on a monthly basis w/o any issues as long the place is livable.

Are you really saying that the guy who lied to the city about the building being empty to speedrun the renovations, being sued because he evaded over $1 million in taxes over the building sale, and racked up over 400 violations in a few years ...

is the victim? :dead:

Rich folks can't just bully the poor.
Man is 59 he doesn't want to start over.

But the city is probably going to make him move because they listen to the rich every time.
He’s living in squalor. Starting over is a blessing for him. He’s trying to squeeze more money out of the deal.

Of course folks are sympathetic to the old jooo that’s been living there rent free after his lease expired (article is vague on that of course)

Get your ass out.
Yeah I’m not sure people actually read.

The lease expired 3 months after ole boy bought the building. The tenant agreed to a month to month lease. At that point the owner is within his right to evict.

I could see if he had time left on the lease.

Negro, $45K is two years of free rent :childplease:

Nobody telling this bum ass nikka to live in a $4,000 a month apartment. There are plenty of apartments renting for two grand.

And he can ALWAYS move out of New York. Yall sound hella entitled :childplease:
