The only remorse i have in buying my home is these dam electric and gas bills. shyt stay north of 400 a month.

Other than that. Im gucci.

Ps. My IR is at 2.6.

gas bill hits me hard in the winter, but fairly low in the spring, summer and fall. but luckily for me, I have low ceilings, so my cost are lower than my previous house.

electricity was tax me this summer given how hot it was tho :damn:

Ceilings on my first floor are high as hell at one part :francis:

Going to replace the high ass light fixture with a fan, should help lower costs.

I sold my crib at the beginning of June, felt like the housing market had topped and wanted to get the most before a crash, timed it pretty good.

I feel bad for anybody that bought a house this summer and now that house is already worth less than what they paid for it.

What are you doing with the cash?

bought my house in 2021 and respected my budget.
3.125% interest rate

no regrets and i continue to work and improve my house all the time.

homeowners insurance spiked
though in florida :mjcry:

but since my mortgage was in budget i can handle the extra costs

Get into the habit of at least shopping around your insurance policy every few years. Don’t switch over to save 50 dollars but some agents are more aggressive than others when seeking new business.

Also make sure you have water backflow and city code protection

Yep you used your head. A lot of folks paid 20, 30, 40, 50 to 80K over price in bidding wards. Now they exhausted their savings and have this big note. But now the value of the house is going down or at least going side ways.

Its got to be a kick in the nuts to buy a home (especially a new one) and now you see the same houses like yours in the neighborhood selling for 20K to 80K less..... :snoop: . I know them folks sick as a dog.

Sold a townhome for about 800K in March, now they selling new construction townhomes down the street from that location for 700K. Same size and bedrooms :dead:

I feel you on that, closed on my crib last year. Love my interest rate and love the crib...but god damn those electric and gas bills.

Question, what are some other things to look for during a recession?

Say, someone was looking to purchase a new car. Would shopping during a recession make sense? I'll need a new car within the next two years and shyt is looking bleak :unimpressed:

Paying wildly over asking price..buying without seeing the property...little knowledge of the market or neighborhood

Real estate agents saw these folks as food out here...preying on misplaced anxiety
