Tell them you can't take the house because you have to move to take care of a sick parent OR
Tell them you've suffered a recent change of finances that will effect your ability to pay

I was able to get out and keep my earnest money. The appraisal came back super low partly due to the listing agent listing the sq ft higher than what it actually was.

sounds like you capping, the contingencies in the purchase agreement will tell what you can do to get out the signed agreement
