I think it's because he's versatile, non-formulaic, and doesn't really adhere to to "unwritten rules".
One of the most popular topics of discussion is the war between men and women (look at The Coli's boards), and regardless of whether some people think he's corny or not, he finds clever ways to say a lot of the things that people think but don't want to say for the fear of being judged as soft or corny.
Plus, the kid can rap. Doesn't matter how you want to slice it or who wrote what or what the voice sounds like, kid is nice mechanically and charismatic in his own way with delivery.
