Look apartment complexes within these areas(walking distance). Rent them out.
Buy some cheap furniture from ikea. Then post that shyt on Airbnb
The shyt pays for itself in a few months....

And people still do it....almost all lease agreements have a covenant specifically AGAINST subleasing. it gets obvious when theres a new tenant in your apartment every week, esp if theres a property manager or something.
alotta condos and other associations with strict HOAs don't allow for AIRbnb these days either

Funny story is I've talked to a few business owners on their methods on breaking through out of the "worker" class and he kept telling me if you can handle dealing with the tenants it paysI thought you were against this
