So yea, this past Monday I closed on my first real estate deal. Didn't use none of my money to do it. Just time and effort.

Deal breakdown:
I hired an assistant to cold call for me and he ended up making contact the sellers. It was 2 sisters and a brother. We agreed on a price and they signed my agreement back on 12/14/21 with an original closing date of 1/15/22 . It took about 2 weeks to get all of them to sign . . I posted the deal in Facebook groups and after about a day, a broker sent me a contract for the price I wanted. I ended up resending her MY assignment contract which she was cool with Then we ran into some title issues that we had to resolve. When it finally came time to sign closing documents it was difficult to get them to respond to calls and texts . One of the sisters stayed in another state and we had to use a mobile notary for her on Friday. She ended up missing the mobile notary appointment but signed it Monday. Easiest 8k I've made legit. Time to reinvest back into my business

I've been connecting with a few people. I'd like to eventually do cop some land and throw a modular home on it and sell it or flip a small apartment building this year. Also invest more into my clothing brand Www.kakeandkremeclothing.com

how many "working" hours u put into that 8k?
None really. I have an assistant in the Phillipines that I pay to make all the calls and he works like 6 hrs a day for me. I just tell him what amount to negotiate. The most I did was drive to the property to meet with the sellers and take pictures .
