None really. I have an assistant in the Phillipines that I pay to make all the calls and he works like 6 hrs a day for me. I just tell him what amount to negotiate. The most I did was drive to the property to meet with the sellers and take pictures .

can u expand on this..is there a company that provides the assistant? or how did u find him?

edit: what did u pay him?.. what was ur initial investment?

Dope. Three questions.

1. Do you tell the homeowner from the jump that you intend to flip the contract?
2. What happens if you don't find someone to buy the contract?
3. What is the Facebook group? Is it local or national/international?
1. No, if they were to ask, I just tell them I'm an investor use different exit strategies based on my portfolio needs.
2. In your contract you give yourself a 14 day inspection period use they time to find a buyer. If you don't, you can tell the sellers that it didn't meet inspection standards.
3. Just go on facebook and search for "wholesalers elite" or search for other real estate cash buyer groups.
