I flipped the contract. I got the property under contract for 85k, and found someone to pay cash for it for 95k. I made 10k, but had to pay a commission to a broker that worked for the investment group that bought it.

I didn't do any work to it. All I did was take pictures and put it under contract then flipped the contract.

None really. I have an assistant in the Phillipines that I pay to make all the calls and he works like 6 hrs a day for me. I just tell him what amount to negotiate. The most I did was drive to the property to meet with the sellers and take pictures .
