shyts more of a retirement state actually. but all of my moms and pops side of the family is from there and within the last 10-12 years they all retired, sold all their property, left the bay area and relocated back to Arkansas - Maumelle and Sherwood to be exact. those areas are built up with PLENTY of amenities and nice ass houses. but they are older, but their children (my cousins that are younger than me) moved there as well. two of them are Registered Nurses.

they are doing quite well..

you gotta get in where you fit and stretch your cash, plus i bet they houses and neighborhoods are probably nicer than were you live.

In Detroit you can buy two and four family flats for only $1K. You gotta put about $15-20k in them to fix em up but that will pay itself off in a year and a half charging $800+ rent per unit. Then after that it’s all profit.

I have four rentals and the last one I didn’t even spend 12k renovating. Look for homes with minimal work needed of course and stay away from foundational issues, roofing issues and many window replacements because that costs more than anything else. Plumbing and electrical I can get done for dirt cheap and everything else is walls and floors. I can hit a local habit for humanity store here and get lightly used kitchen cabinets, stove and fridge for under $400-600 depending on what’s available.

I’ve been doing this since 2017 and let me tell you this is the easiest lick since PPP.

Nah Fam, everybody getting into this are not contracting out because it’s too expensive all you need is time to learn on YouTube or Facebook and a small amount of cash and you can get started. I’m in a Detroit LandBank group now on FB where I just found a connect on cheap masonry work. This shyt is easy out here in the D because we have over 70k homes that are abandoned and that’s not including what’s owned outside of the program.

yeah this the lifestyle i live now in the midwest country nikka shyt and then traveling hours away to get big city food/nightlife/culture im use to

but unless you are already feeling this type of activity and maybe looking to raise a family or pawg in peace i would never say just move here beause its cheap hell naw.

to each their own tho i guess
I wouldn’t recommend pawging in the sticks.
