Buy some real estate instead of starting a business right away. Turn a house into two apartments and rent them out or get a small building and lease out office space. You should be able to pay cash for a decent place in LA.

As far as the apartment just pay to break the lease. You may as well pay up until July because it will cost 2 months to break anyway but you will save a little if you break the lease.
