I haven't been around JC very recently, but last I checked Greenville was the only place that hadn't been very affected by gentrification. And I'm sure it's only a matter of maybe 10-15 years until that's gone too.

Been keeping an eye on West and South Orange to buy a home after this Queens experiment.

Montclair, Verona, Mountain Lakes, Boonton, Denville are the ideal for space, but those Oranges. :scheme:
Why was Queens an experiment?

It’s spreading all over. If you’re along a rail line that goes into NYC, you better watch out. In Elizabeth, there’s going to be ferries from the Waterfront to downtown NYC. Time is running out.

Facts. The time to buy in was probably 5 years ago. Also new developments and "luxury" buildings popping up anywhere where there's train access to NYC no matter where it is hood or not. In East Orange the just knocked down half of Brick Church Plaza and my best guess is their building residential buildings in it's place. Multiple developments are under construction in within 2 blocks of Orange Station.

I'm actually thinking about moving later this year to one of the buildings Downtown Newark but looking in other areas as well. Just toured One Theater Square and I like it a lot.
